1. Can I pay my monthly amortizations through the bank?

Payment through the bank is possible only if notification to do so is received from the company. All payments in arrears, despite assignment to the bank, must be paid to the Customer Relations Department.

2. What are the steps needed to obtain my title?

Buyers that have fully settled their accounts are expected to pay their Transfer Cost Fee to transfer the title to their names. After settling the Transfer Cost Fee, buyers should expect to receive their titles within 60 working days.

3. What is a "transfer cost"?

Transfer Cost is the payment made by the buyer upon full settlement of his account to cover costs of transferring the title to the buyer's name. This consists of BIR fees (Documentary stamps, Transfer Tax, Issuance Fee, Certification Fee, Entry Fee), Registration Fee and Service fee. You may get a computation and make payments to the Customer Relations Department.

4. How are my payments applied?

Payments are applied as follows:

a. to the VAT
b. to the surcharge and/or other penalties due and outstanding
c. to the interest due and outstanding
d. to taxes, fees and other assessments on the property
e. to the outstanding balance payment

5. How do I get to use the facilities at the site?

    1. If you wish to use the facilities at the Grand Parkplace Village, you may get in touch with the Property Management Office at Tel No. (046) 975-4536.
    2. For those wishing to use the facilities at the ParkPlace Village or Pacific Parkplace Village, kindly contact the Property Management Office at Tel No. (046) 875-4674.
    3. You may look for Ms. Prexy Bernardino, Arch. Jesan Nacario, or Eng. Jun Visto.

6. What are the requirements for transfer of rights?

Transfer of rights is subject to prior written approval by the company under the following conditions:

a. settlement of all payments in arrears before transfer is effected
b. payment of the Transfer Fee as specified by the company
c. submission of a notarized Deed of Transfer (6 copies)
d. PhP 10,000.00

7. When and where do I get the Official Receipt for my bank payments?

Official Receipts are issued by the Collection Management Department and sent through mail a month after your due date.

8. When do I assume payment of the Real Property Tax?

The buyer is responsible for the Real Property Tax payment of the following full year from the time they have received their transfer certificate of title from the company. (e.g. Transfer Certificate of Title was received February 2000, buyer is responsible for the real property tax payment for January to December of 2001).

9. Where do I pay my Real Property Tax?

Payment for the Real Property Tax can be made to the local governement unit where your property is located.

10. What is the current value of my property?

You may secure the information from the Customer Relations Department through Tel. Nos. 6381200 to 03, locals 142, 143, or 155.

11. How much is my outstanding balance?

You may secure the information from the Customer Relations Department through Tel. Nos. 6381200 to 03, locals 142, 143, or 155. A Statement of Account may be generated and sent to you for your reference.

12. How much do I pay to update my account?

This information may be secured at the Customer Relations Department through Tel. Nos. 6381200 to 03, locals 142, 143, or 155. A Statement of Account may be generated and sent to you for your reference.

13. What company name should I make my cheque payable to since Earth+Style Corporation(ESC) is a spin-off from Extraordinary Development Corporation(EDC)?

That depends on which property you are paying for. If you are to make a payment for a lot in Parkplace Village, Grand Parkplace Village or Pacific Parkplace Village, address the cheque to Extraordinary Development Corporation. EDC is the recognized owner and developer of the said projects. However, if you are paying for properties under Villaggio Ignatius, Villa Villaggio, and Jubilation, then address your cheque to Earth+Style Corporation since these developments are owned, developed and managed by ESC.

14. How do I change my billing address?

You may inform the Customer Relations Department of any changes in your billing address by calling Tel. Nos. 6381200 to 03, locals 142, 143, or 155, faxing us at 6386874, or sending an email to service@earthandstyle.com.

15. How often will I be receiving Earth+Style Corporation's My Home magazine?

My Home magazine is given to all customers of Earth+Style Corporation as a token of our deepest appreciation that they have joined our family. Expect your magazine to be sent every other month since My Home is published on a bi-monthly basis. If you do not receive your magazine, please do not hesitate to inform the Customer Relations Department at 6381200 to 03.
