EARTH+STYLE
CORPORATION HOSTS GRAND INVESTMENT NIGHT
|
Leading cosmopolitan lifestyle
property developer Earth+Style Corporation (ESC) recently launched
its Asset Security Advantage (ASA) program, an investment advisory
service primarily designed to provide substantial discounts and
flexible payment terms to fit buyers' specific requirements.
During ESC's Grand Investment
Night held at the Westin Philippine Plaza on August 23, over 600
buyers who firmed up their reservations on the spot were offered
additional discounts. The program, hosted by ABC-5 news anchor
Rod Nepumoceno, opened with singer Basil Valdez serenading the
crowd with his popular tunes, "Corner of the Sky" and
"Hindi Kita Malilimutan."
As dinner was being served, a
business forum presided over by Cavite Vice-Governor Johnvic Remulla,
Jr., economist Felipe Medalla, ESC CEO/President Victor H. Manarang,
and Asia United Bank Executive Vice-President Manuel A. Gomez,
took place. Buyers were given a deeper insight on Cavite and Laguna,
sites of ESC's various projects, now popularly considered as high-growth
areas. In addition, they were able to secure vital inputs before
opting for any of ESC's eight home solutions.
The most challenging announcement
came from Manarang, who answered queries of "Is it now time
to buy property?" with a resounding "Absolutely!"
The physicist-turned-property development whiz justified his stand:
"Although demand is weakened as a result of the Asian financial
crisis beginning 1997 and our domestic political crises since
October last year, the supply of new developments has also dropped
sharply." He cited statistics from the Housing and Land Use
Regulatory board (HLURB) which showed a drastic drop among property
developers securing licenses ito sell since January 1999. The
number of licenses issued has only been about one-half those of
every year since the beginning of 1994.
HLURB records also indicate another revalation in the middle-income
category of house and lot packages between Php 500,000 and Php
3 million. Hisotrically, there has not been a build-up of excessive
supply within this price range.
Manarang also revealed that a closer look at property development
trends show low levels of inventory as most house and lot packages
were gradually sold off in the last four years, This is especially
true in the southern areas of Cavite and Laguna.
According to some estimates, even just one year of moderates sales
growth results in further depletion of an already low inventory.
When supply becomes short, prices eventually increase.
Manarang clarifies that fortunately, prices still remain at an
all-time low - at least 30 to 40 percent below standars of 1997,
pushed down by developers needing cash flows to pay off debts.
The clincher is that no one knows until when prices will stay
down.
Lending windows are also cooperative. Interest rates have remained
relatively low. Pag-Ibig members can now borrow as much as P2
milliion at a low interest rate of 14 percent.
So is it time to buy property?
Take it form ESC's Manarang - "Absolutely!"
