How do I purchase a property if I am based abroad?

  • Madali bang makipag ugnayan sa inyong kumpanya kung ako ay may balak na bumili ng property habang ako ay based abroad?Opo, sa pamamagitan ng aming Global Sales Unit madali na para sa lahat ng Pilipino na nasa ibang bansa ang pagbili ng property sa PilipinasAng aming mga Global Sales Managers (GSM) worldwide ay nakahandang tumulong sa inyo upang ayusin ang lahat ng inyong kakailanganin sa pagbili ng property sa amin.
  • Saan ba matatagpuan ang inyong mga projects at maari ba itong pasyalan ng aking relative o representative ?Ang aming mga projects ay matatagpuan sa Laguna at Cavite . Kung kayo ay wala dito sa Pilipinas , maari po na ang inyong relative o representative ang pumasyal sa site upang makita ang aming mga projects. Sila po ay sasamahan ng aming mga Sales Management Team Heads o Property Consultants. Sila din ang magpapaliwanag sa lahat ng dapat ninyong malaman sa pagbili ng property.
  • Anu ano ba ang paraan ng pagbabayad kapag ako ay bumili ng property?Maari po kayong magbayad sa mga sumusunod na paraan:
    • Spot Cash
    • Spot Downpayment
    • Installment
  • Anu – anong Financing Scheme na pwede kong gamitin?Meron po kaming 3 Financing Schemes na akma sa inyong kakayahan , ito ay ang mga sumusunod:
    • Regular Developer Financing
    • Regular Bank Financing
    • Pag-ibig Preferred Financing
  • Ano bang forms ang gagamitin upang ako ay makapag-reserve at maibigay ang mga requirements na kailangan ng inyong kumpanya para sa pagbili ng property?Ang aming mga GSM ay may Customer Information and Reservation Agreement form na kailangan ninyong sagutin (kung kayo ay single, kayo mismo ang pipirma ng form, kapag married, husband and wife ang pipirma at kung nasa abroad ang mismong bibili ng propery, kailangan yung assigned attorney in fact ang pipirma).Kailangan din pirmahan ng bibili ng property ang Special Power of Attorney form upang mabigyan ng authority ang assigned Attorney in fact sa anumang transaction na napapaloob sa pagbili ng property. Ang mga requirements ay ang mga sumusunod kung OFW:
    • CISRA with reservation fee
    • Valid ID/Passport – (if married – Husband and Wife)
    • Photocopy of Labor contract or CEC
    • 2 – most recent Proof of Billing for International Address
    • Special Power of Attorney duly (Notarized)
    • Valid Id of Attorney In Fact
    • Remittance undertaking Fee
    • Family Home Fund form

    ADDITIONAL REQUIREMENTS FOR PREFERRED PAG IBIG FINANCING SCHEME:

    • 2 months recent payslips
    • Marriage Contract ( if married)
    • Record Book for POP –Member/MSVS
    • Certificate of Employment duly notarized
  • Maaari ba akong mag-issue ng post-dated checks?Opo, maaari kayong mag issue ng post dated checks. Kailangan lamang ay may pondo ang inyong cheke sa bawat due date . Kung sakaling mag bounce ang cheke ang kaukulang bank charges ay kailangan ninyong bayaran at penalty na ipapataw sa inyong account.
  • Ano ang mga posibleng mangyari kapag nakalimutan kong magbayad?Nakasaad sa Contract to Sell (CTS) na ang delayed payment ay mapapatawan ng kaukulang Overdue Charge na 5% kada buwan para sa inyong unpaid amount (Down Payment of Monthly Amortization ).Halimbawa, kung ang inyong monthly due ay P20,000, and inyong magiging penalty ay:Php 20,000 x 31 days overdue x *60% = Php 1,019.18365 days*60% = 5% x 12 monthsPAALALA: Ang overdue charge ay kino-compute ng monthly basis. Ibig sabihin, kahit wala pang isang buwan na delayed and payment, isang buwan na overdue charge na 5% pa rin ang ipapataw.Mayroon din kayong matatanggap na sulat o notices mula sa amin upang ipaalam sa inyo ang kaukulang bayarin base sa aming records. Kung kayo po ay hindi makakapagbayad ng tatlong (3) sunud-sunod na buwan, maaring makansela ang inyong account.
  • Paano o saan ba naa-apply ang aking payments?Ang payments nyo ay naa-apply sa mga sumusunod:
    • VAT
    • Surcharge and penalties due and outstanding
    • Interest
    • Taxes fees and other assessments on the property
    • Outstanding balance payment
  • Anu ang pwede kong panghawakan na katunayang ako ay nakabili ng property sa inyong kumpanya habang hindi pa fully settled ang aking property?Maari kayong bigyan pansamantala ng Notarized copy ng Contract to Sell. Ito ay maari ninyong magamit kung sakaling i-turn over na ang unit at sa anumang bagay na may kaugnayan sa inyong property. Pag fully settled na ang property , ipa-process ang Transfer Certificate of Title ng 60 to 90 working days; ito naman ay bilang katibayan na nakapangalan sa inyo ang property.
  • Maari ba akong magpagawa ng sariling bahay kahit lupa lamang ang aking binili?Kailangan mag-submit ng written request kasama ang housing and building plan for approval ng kumpanya. Mayroon ding construction bond na babayaran at ito ay nakasaad sa Contract to Sell.
  • Kanino ako makikipag ugnayan kung may gusto akong katanungan o linawin?Maari po kayong tumawag o mag-email sa Global Sales Unit ng Earth+Style.

How to be a Global Sales Partner?

  • Global Sales Manager (Based abroad)The Global Sales Managers (GSM) are sellers based abroad representing Earth + Style Alliance in their markets of responsibility.Recruitment Qualification
    • Must be a resident of the country/area for at least 4 years, known in the Filipino community, and has established a network of Filipino contacts in the area. A person of good moral character and integrity. Personable with the ability to express self well enough to communicate company mission and product descriptions. Must be dedicated with ample time devoted to the business of becoming a GSM.

How to remit payments in another country?

  • Paano at saan ako pwedeng mag-remit ng payments kapag ako ay nakabili na ng property sa inyong kumpanya?

    Maari ninyong ipadala and payments thru our REMITTANCE system matapos mapirmahan ang inyong kontrata at maipadala ito sa amin o sa inyong GSM. Mabilis na maipadala ang inyong remittance payment sa pamamagitan ng aming partner banks i.e. ang Asia United Bank (AUB), Philippine National Bank (PNB)at IREMIT worldwide. Nakalakip po dito and listahan ng lahat ng AUB foreign partners, PNB overseas branches, IREMIT foreign offices at business partners. May remittance form din na kailangan ninyong sagutan upang kayo ay makapagremit ng inyong monthly dues sa alinmang AUB, PNB, at IREMIT foreign branches at business partners. Sundin lamang ang Remittance Instruction Steps kung kayo ay magpapadala ng remittance payment sa AUB, PNB at IREMIT. Paki lagay ang kaukulang savings account number:

  • HOW TO REMIT PAYMENTS THRU IREMIT

    Magtungo sa pinakamalapit na IREMIT Foreign Offices and Business Partners para sa Remittance Application Form (RAF) na ginagamit ng IREMIT Foreign Offices and Business Partners. Huwag kalimutan ilagay ang pangalan ng buyer, project name at Block and Lot. Kalakip dito ang account Name at Account Number ng bawat kumpanya.

    Itago ang resibo o official receipt para sa inyong personal na record ng inyong iniremit na payment. Ang lahat ng collection ng IREMIT sa mga Foreign Offices at Business Partners abroad ay inireremit sa PNB saving account ng Earth and Style sa mga sumusunod na accounts:

    • MAYROON PA BANG IBANG PARAAN NG REMITTANCE?Kung malayo ang inyong lokasyon sa mga nabanggit na AUB foreign partners at PNB overseas branches o representative offices, maari rin kayong magpadala sa ibang remittance centers na malapit sa inyo. Sundin lamang ang Remittance instruction form. Kapag naipadala na ang inyong remittance payment, kakailanganin namin ang inyong remittance receipt. Maari ninyong itong ibigay sa inyong GSM via fax or scanned copy via email or ipadala mismo sa Global Sales Customer Service.
    • KAILAN NYO MATATANGGAP ANG REMITTANCE PAYMENT?Kung sa AUB ipinadala ang inyong remittance payment, kailangan lamang ang beinte-kwatro (24) oras mula sa araw ng pagpapadala, bago nila ito mai-forward sa amin. Kung sa PNB naman, isa (1)hanggang dalawang (2) araw ang kailangan bago mai-forward sa amin. Ang IREMIT naman ay araw araw magpapadala ng electronic mail, Collection Report na nakasaad ang mga buyers na nakapaghulog ng kanilang payments.Ngunit kung ang inyong remittance payment ay ipinadala sa ibang bangko o ibang remittance centers, bibilang ng mula tatlo (3) hanggang (8) araw bago ito mai-forward sa amin. Importante po na ipadala nyo ang remittance payment thru fax,scanned copy via email sa inyong GSM or ipadala mismo sa Global Sales Customer Service.
    • PAANO KO MALALAMAN KUNG NATANGGAP NA NG INYONG OPISINA ANG AKING REMITTANCE PAYMENT?Kami ay nagbibigay ng Official Receipt (O.R.) para sa lahat ng inyong remittance payments na napasok sa inyong account. Ito po ay ipinadadala quarterly kung nais ninyong mataggap ito sa inyong international address at monthly naman kung ito ay ipadadala sa inyong local address.
